1. Accounting Functions
   
   
   • Bill and collect HOA dues
   • Send late notices for payments that are 45 days past due
   • File liens for non-payment of dues
   • Process bills
   • Maintain & reconcile a checking account in the name of the Association
   • Provide Board Members with monthly and year-end accounting statements, including:
   • Cash flow & operating statements
   • Copies of paid bills & budget analysis
   • Checking account reconciliation statement
   • Delinquent dues report
   • Draft a yearly budget
   • Provide 1099 tax statements for vendors

2. Attend Meetings
   
   
   • Attend Homeowner's meetings
   • Arrange for location and notify residents of Homeowner's meetings
   • Assist with the election of the Board of Directors
   • Attend Board meetings, providing data and answering questions pertaining to financial statement and the operation and management of the Association
   • Provide each Board member with a copy of the Secretary's Board meeting minutes

3. Enforcement of Covenants, Conditions and Restrictions
   
   
   • Send violation notices to property owners
   • Report number and type of violation notices served and give results to Board members
   • Assist Board in securing compliance of the violation

4. Miscellaneous
   
   
   • Maintain current list of property owners
   • Provide closing agent with charges relating to new ownership
   • Investigate and notify the Association of any accident or claim relating to the ownership, operation and maintenance of the common areas
   • Assist the Association's auditors with the annual audit and tax return
   • Supervise work performed by vendors
